Welcome to 2023, and oh boy are we glad that 2023 is here. This year thus far has shown itself to be
rewarding personally (hopefully leaving the viruses and germs that 2022 brought, in the past!) BUT also,
PROFESSIONALLY.
What does that mean – you ask? Well, the market is slowly coming back to life! We’re seeing increases
of listings in areas and an overall buzzing between agents of real estate activity. Let’s acknowledge the
elephant in the room… The gloom and doom of an impeding real estate crash. We don’t have a crystal
ball, but what we do have are the current facts. The facts tell us that the average price of homes has
decreased since 2021 (to be exact 8.7 percent in the last week of December, BDAR). But the facts also
tell that we are still sitting parallel or a little higher that we were in 2020 (pre-covid prices). We know,
factually, that COVID was a total blip in the real estate space and time continuum – it was the perfect
storm of events that caused a enormous spike, but also an unnatural and unsustainable spike. So what’s
happening NOW is the slow return to what is normal and a rebalancing. What we can tell you is that
when we do live in the realm of balance seeing a 2-4 percent increase in value with in Simcoe County Is a good
one.
How does this apply to you today? If you were thinking of selling to pursue finding your dream home, it
is actually not a bad time, and you will hopefully see growth in your investment.
If you were looking to find your dream home, inventory is INCREASING and what we know about supply
and demand is when supply increases opportunities are better for buyers.
